💌 Why Every Renovation Starts With Design: Inside Guild Properties’ Phased Approach
Dear Reader,
If there’s one question I hear often, it’s this: “Can’t we just jump straight into demo?”
Trust me, I get it. When you’re ready for a new kitchen or bathroom, the last thing you want is to wait around for drawings and spreadsheets. But here’s the truth: at Guild Properties, we never swing a hammer until we’ve gone through Phase 1 — Pre-construction and Design.
Why? Because experience has taught me that design first, build second is the only way to make renovation less stressful, more predictable, and ultimately more beautiful.
Let me walk you through it.
Phase 1: Pre-construction and Design
This is where the vision gets real. We:
Take measurements, review layouts, and explore design options.
Source finishes and fixtures, so we know exactly what’s going into your space.
Coordinate with subcontractors and engineers (when needed).
Build a detailed budget and timeline based on real information—not guesses.
I’ll be honest — this wasn’t always how I worked. Back in December 2020, my very first project (Nicole’s basement bathroom) taught me a huge lesson. We jumped into demo excited to open up the space, only to discover a cast iron pipe smack in the middle of the wall we planned to remove. It was stressful, messy, and a reminder that even the best intentions need better planning.
That experience shaped how Guild Properties operates today. Now, every project begins with Phase 1 because I know firsthand the cost of skipping it. Surprises still happen, but when we plan upfront, they’re so much easier to handle.
Here’s a peek at what our Pre-construction and Design packet looks like. This is what every Guild Properties client receives before we ever swing a hammer: a roadmap of layouts, finishes, and budgets— so you know exactly what’s ahead.

Phase 2: Construction
Now comes the fun part: swinging hammers and watching the transformation unfold. Because we did the homework in Phase 1, Phase 2 flows more smoothly:
We follow the roadmap we created together.
We already know the lead times for tile, fixtures, and cabinetry.
Surprises still happen (because houses love secrets), but we’ve prepared for them.
The result? A renovation that feels thoughtful, organized, and aligned with your vision — instead of rushed, chaotic, and reactive.
Why Our Approach Matters
Renovation isn’t just about building walls or laying tile. It’s about building trust, clarity, and peace of mind. Starting with design ensures that when construction begins, everyone — you, me, and my team — knows exactly what we’re working toward.
It’s not the fastest approach, but it’s the right one.
With warmth (and a blueprint in hand),
Gaby

P.S. Thinking about a renovation? Remember: the best results don’t start with demo day. They start with design day.
